During an inspection, I look for missing, curling, or damaged shingles, signs of improper installation, deteriorating flashing around chimneys and vents, and evidence of past or active leaks. In Oklahoma, roofs take a beating from hail, wind, and extreme temperature swings — so this is always a priority.

2. The Electrical System

Electrical issues are among the leading causes of house fires. I inspect the main electrical panel for outdated wiring, double-tapped breakers, improper grounding, and signs of DIY work that doesn't meet code. I also check outlets, GFCI protection in kitchens and bathrooms, and the overall condition of visible wiring throughout the home.

3. The Foundation and Structure

A home's structural integrity is non-negotiable. I examine the foundation for cracks, settling, or signs of water intrusion. I also look at load-bearing walls, floor joists, and the overall levelness of the structure. In the Tulsa area, expansive clay soils can cause significant foundation movement over time — something I keep a close eye on.

4. Plumbing

Water damage is one of the most costly repairs a homeowner can face. During the inspection, I check for leaks under sinks and around toilets, water pressure and drainage, the age and condition of the water heater, and the type of supply and drain pipes. I also look for signs of past water damage, such as staining, soft flooring, or mold growth.

5. HVAC Systems

Heating and cooling systems are expensive to replace, so understanding their condition is critical. I inspect the furnace, air conditioning unit, ductwork, and thermostat. I look for proper operation, signs of wear or rust, filter condition, and whether the system is appropriately sized for the home. In Oklahoma's hot summers and cold winters, a reliable HVAC system isn't a luxury — it's a necessity.
